The 903 was a 330-unit, four-story condominium building in Providence, RI, built in 2004, sited on 4.72 acres of land off of Interstate 95. Acquisition included the purchase of the leasehold interest on the property while simultaneously acquiring the underlying fee interest, merging the leasehold and fee interest to create a fee-simple ownership in the property.

The deal involved the acquisition of a majority interest and redevelopment of a 1.1 million sf mid-rise suburban office complex comprised of three mid-rise buildings located in a suburb of Boston, Massachusetts. The acquiring partnership bought the property from Copley Advisors for $60 per sf, which was significantly below replacement cost.

Minuteman Office Park was the former 310,000 sf Digital Equipment Corporation facility adjoining developable land located in a suburb of Boston, MA. The purchase price was significantly below replacement cost with a triple-net lease tenant in place. The land allowed for the development of a 1 million sf Class A office park.
