Bridge District

The Bridge District is an eight-acre, seven-parcel neighborhood development with new apartments, shops, restaurants, parks, bike paths, and more.

When the three founders of Redbrick looked over a large swath of vacant underutilized land in Southeast Washington in 2013, they immediately saw the vision of connecting breathtaking views of the DC skyline and monuments, nestled in a natural setting of foliage and waterfront, with a unique urban lifestyle experience.  Located adjacent to the Anacostia River at the foot of the Frederick Douglass Memorial Bridge, the Bridge District includes eight acres with approximately 2.5 million square feet of entitled, matter-of-right, mixed-use density currently under development or operation, including more than 2,000 residential units and 90,000 square feet of retail, parks, and more. The first phase, a 757 three-tower multifamily development, opened for leasing early in 2025.

The Bridge District is an extension of the bustling and vibrant Capitol Riverfront neighborhood and has nearby access to national parks, miles of running and walking trails along the riverfront, Navy Yard, Buzzard Point, Nationals Park, Audi Field, Historic Anacostia and much more. The Bridge District is easily accessible by foot, bike, and car, and it is immediately adjacent to the Green Metro line as well as key highways that link DC, Maryland and Virginia.

The Bridge District is redefining sustainable construction and development in Washington DC and nationally. The residential buildings at the Bridge District are designed to meet a Zero Carbon standard from both a construction and operations perspective and are pursuing ILFI and LEED Platinum certification. 

Bridge District Phase One - Bridge Commons

Bridge Commons, comprised of Stratos, Poplar House and Alula, is the first multifamily building to open at the Bridge District, bringing 757 residences including studio to three-bedroom units. The three towers offer differentiated sizes, finishes, and views, with beautiful amenities such as a rooftop infinity pool and penthouse lounge, culinary hub and test kitchen, brewing and winemakers tasting space, multiple fitness areas, a yoga studio, and ample outdoor amenity terraces. Residences have breathtaking views in every direction, including the US Capitol, the Frederick Douglass Memorial Bridge, the Anacostia River, and acres of greenery. Atlas Brew Works, Andy’s Pizza, and Dabo Burger, the anchor retail tenants, opened in November 2025.   The buildings offer two levels of onsite parking underground for residents and visitors.  Stratos, Poplar House and Alula were capitalized with $225 million of Opportunity Zone equity.

This is the largest multifamily building in the world to pursue ILFI Zero Carbon certification. 


Bridge District Phase Two

Parcel 5 is pioneering mass timber high-rise construction and is slated to be the first full-height mass timber building in DC. The 272-unit apartment building will showcase its exposed heavy timber structural components, where its future residents will experience an architectural union of form, function, and sustainability. In addition to the embodied carbon benefits of mass timber, the project is targeting similar sustainability metrics as its neighboring Bridge District projects: ILFI Zero Carbon Certification and LEED Platinum.  Construction is scheduled to commence in early 2026 and was capitalized with $110 million of Opportunity Zone equity.

Bridge District Phase Three

Parcel 2 is comprised of approximately 606 units designed with the flexibility to accommodate a mix of multifamily and short-term residential units, as well as 11,000 square feet of ground floor retail and underground parking. The building features ample outdoor space, including private balconies, second floor open air terrace, and a penthouse pool and lounge area. Additional amenities include a ground-level bike repair and storage room, a gaming lounge and golf simulator, a full-service gym and an indoor pool. The building is designed to achieve ILFI Zero Carbon and LEED Platinum Certifications.

Phase 3 also includes an ~150 key select service hotel on Parcel 7, which will be the first hotel to be built east of the Anacostia River. Construction is anticipated to commence on Parcel 2 and 7 in Q1 2027.

Future Phases of the Bridge District

Parcel 1 and 6 represent future phases of the Bridge District currently under development which may include multifamily residential units with retail and a select service hotel, as well as provide additional neighborhood amenities.
